When people think about San Diego real estate they are usually picturing homes on the coast in San Diego. Central Coastal San Diego real estate offers ideal climate and plenty of activities. Downtown San Diego is bustling with restaurants, clubs, and nightlife. The Central Coastal San Diego communities near downtown San Diego stretch from Coronado through downtown and along the coast North to La Jolla. Not all of the Central Coastal neighborhoods are beachfront. Heading out of downtown, just a few miles East of the coast, you also pass through Mission Hills, Old Town and Bay Park, Clairemont, Sorrento Valley, and University City. Each of these San Diego neighborhoods are unique. Here are more details about the communities:
Coronado (92118): The island paradise started as a resort destination in 1888 with the construction of the world-famous Hotel Del Coronado, and later became home to the North Island U.S. Naval Base during World War II. Today, the island has some of the most valuable real estate in San Diego County. Homes for sale in Coronado real estate include a mix of detached homes, town houses, and high rise condominiums. There are also a handful of hotel resorts, and two Coronado golf courses. With only two roads on or off the island, it is an isolated community where residents enjoy views of San Diego without the hustle and bustle of the big city.
Downtown San Diego (92101) Downtown San Diego real estate offers urban living at its finest! With more than twenty high-rise and low-rise condominium complexes to choose from, there is a home style for everyone. Many of the downtown condos have ocean or harbor views, while others enjoy the city lights. For baseball enthusiasts, some condos even have views into Petco Park! The Gaslamp District is generally considered the “heart of the action”, but there is also plenty to do along the Marina District (Seaport Village, cruise ships and harbor excursions), in Little Italy (art galleries and shopping), and in East Village (the up-and-coming entertainment district surrounding the ballpark).
Point Loma (92106) Heading North out of downtown, Pt Loma is the first coastal neighborhood. There isn’t much beach here, as the South side is adjacent to the San Diego Harbor. But Point Loma real estate is popular with boaters sailing enthusiasts, the yacht club is here, and there are sailing races every week. Homes on the hills of Pt. Loma overlook the harbor and the city skyline to the south. Older Spanish bungalows are mixed with contemporary homes and even new homes in the community of Liberty Station. For proximity to downtown and the airport, Pt. Loma is a great choice.
Hillcrest / Mission Hills (92103) – Just North of downtown, and along the Western border of Balboa Park, Hillcrest was an early participant in San Diego’s urban revival. Hillcrest real estate has an unmistakably artistic flare, clearly reflected in the residents’ tastes and attitudes. Mission Hills at the west end of the zip code 92103 is more subdued but very upscale, with hillside homes with views of San Diego Harbor and tree-filled canyons.
Mission Valley (92108) – In addition to a variety of new and older condos and town homes in Mission Valley, this is the retail shopping district of Central San Diego, home to Fashion Valley Mall, the Mission Valley Shopping Center, and a host of smaller establishments. San Diego State University’s new Snapdragon Stadium is at the east end of Mission Valley, bringing a constant variety of concerts, sports events, festivals, and more.
Ocean Beach (92107) is just north of Pt. Loma. If you love music and are perhaps a bit nostalgic for the 1960’s, OB is the place to be! It’s good fun, entertainment, and a relaxed beach environment that is quite unique. Ocean Beach real estate includes beach houses and condominiums stretching from the sand in Ocean Beach all the way up the hill bordering with Point Loma. Many Ocean Beach homes have beautiful views Northwest along the San Diego coastline.
Pacific Beach (92109) is the next community north of Ocean Beach. It is an exceptionally diverse beach neighborhood. Pacific Beach real estate quiet streets along Mission Bay to the South and on the border of La Jolla to the North, contrasting with the action-packed entertainment areas along Garnet Avenue in the Center and all along the Mission Beach strand to the West.
La Jolla (92037) is the furthest north of the central-coastal neighborhoods, but certainly not the least! This is some of the most expensive real estate in San Diego. From Birdrock (just recently redeveloped with new shops and restaurants), through the Village of La Jolla, to La Jolla Shores on the North, La Jolla real estate in zip code 92037 has long been synonymous with luxury and style. Neighborhoods within La Jolla include:
Old Town / Bay Park (92110) – These neighborhoods are not on the beach, but the proximity to Mission Bay make them coastal communities. The houses in Bay Park are perched on the hill above Mission Bay, and many enjoy blue-water horizon views of the ocean and the bay. Bay Park is an affordable option for coastal San Diego real estate.
Clairemont (92117) – Again, East of I-5, but with a definite coastal climate, Claremont is a neighborhood of 1950’s and 1960’s era tract homes. Over the years many of these houses have been rebuilt or remodeled. Still, the 1,200 to 1,500 square foot three bedroom, two bathroom house remains the norm here. Clairemont homes are another affordable option for San Diego real estate near the coast.
University City (92122) – East of I-5, but adjacent to La Jolla, this neighborhood is primarily single-family houses built in the 1970’s and 1980’s. The schools are good, and the proximity to La Jolla and the coast is excellent. University City real estate is much less expensive than La Jolla homes immediately to the West.
Sorrento Valley (92121) – Like University City, Sorrento is East of I-5, but also adjacent to the northern part of La Jolla. So again, University City is considered Central Coastal San Diego real estate. Home to Qualcomm and a variety of other high-tech companies, Sorrento Valley also has several neighborhoods of detached houses and town homes.
