I notice that homes are selling quickly when the sellers decide to lower their prices. The average market time for all the active listings of Carmel Valley houses for sale is currently almost 4 months, but the houses that have sold (closed escrow) had an average market time of 57 days. So there is demand, but people are looking for good deals… and getting them.
A good example is this Carmel Valley house for sale, priced at $1,299,000. It is a beautiful 4,327 square foot house in the gated community of Torrey Woods Estates. This is a short sale, so lender approval will be required. But some lucky buyer should eventually have their offer approved well below the price of recent sales.
